Stage 1: Concept – Design Development – Planning & Approvals – Construction Documentation
Concept stage:
Concept stage begins with consultation and development of your brief. From this a check measure of the site or existing house happens; from which a series of concept sketches are produced. These floor plans will allow a deeper understanding of your brief and budget and demonstrate how to achieve both of these.
Design Development
In this period, the concept design is developed into scaled drawings that include plans and elevations and show potential materiality, finishes and landscaping.
During this stage the choice of doors and windows begins and with this refinement of details a drawing package will be produced and then prepared for approvals.
Planning & Approval
This stage involves getting planning approval and then construction approval. In these phases regulatory and specialist information is incorporated into the drawing set, and details are designed, which will allow for the required authorisations
Construction Documentation
The last phase of Stage 1 is generating a heavy technical document package from the design drawings. The construction documentation allows for a thorough tendering and construction process. This phase is the most extensive and labour-intensive stage of the process.
Stage 2: Tendering – Construction
Tendering
This is the stage of builder selection and there are two preferred methods to do this; negotiated contract or competitive tendering, which we can help you with both. In this phase the potential contractors use the construction documentation to give you a price to build your project
Contract administration
This phase involves us administering the contract on your behalf, which involves site visits and guidance for the builder to deliver the project as designed and documented
